January 11, 2005 Meeting minutes of the Country
Crossing Homeowners Association
President Jerry Wilson opened the HOA meeting of January 11th.
The board members and committee persons were introduced. Present: Vice
President T.K. Lewis, Vice President Diana Noltz, Treasurer Pauline Ritthaler,
and Secretary Barbara Bird.
An election for vice president 3 year term will be held
later this evening. This is to replace Diana Noltz whose term of office has
expired. She was thanked for her good service to the community.
Rafael Dowling and Rob Douglass were introduced, and
commended for their excellent work with our website.
A replacement is needed for the Architectural Review
Committee (ARC), Assessments.
Leslie Rook had flyers for the community showing the homes
that were sold and their sale prices here at Country Crossing for the year
2004. She told all the maintaining of one’s property is most important for
re-sale.
If building a new home or selling the old, call her at
407-310-2901. Leslie is our neighborhood realtor.
Also, call her for information forms before making
modifications or additions to your homes.
Jim Knaub was then introduced. He is an expert in the
building field. Jim looked over the work that was done to the pool. It was
pressure washed, tiles replaced, railings and stairs cleaned, the surface was
resurfaced. There is a 3 year guarantee on the diamond brite pool surface. Cost
of repairs $13,500.00 it has been recommended that a filter costing
approximately$1,100.00 be installed.
Jim stated that a sink and door to the cabana must be fixed.
Cost should be around $700.00. When all repairs are completed, the pool will be
inspected. Opening anticipated date March 1st.

President Jerry Wilson has been in constant contact with
Dora Landscaping about the lack of proper maintenance of our community
property. He has expressed his displeasure and will stay on top of this. A
change of company might be necessary. He wants more flowers, bushes, and trees
added around. Jim is speaking to those in the know about what trees are best
for us.
T.K. Lewis showed us different color violation door hanger
notices that serve different purposes that he has made. He will be making a
neighborhood inspections soon.
Homeowners have been notifying the board of violations.
Hats off to the household who received the best lawn award.
A $50.00 gift certificate and a sign were presented to them donated by T.K.’s
Wife Mrs. Lewis. She was also thanked for her good idea. As Block captain she
notified her neighbors of the upcoming meeting and asked for a proxy if they weren’t
attending the meeting.

Looking for a committee to organize and run an Easter egg
hunt, 4th of July fun day, Halloween and Christmas Affairs.
Our 2nd Annual community yard sale will be Feb. 5th
8:00am – 3:00pm. The cost per participant is questionable now. If it is
necessary to obtain a permit for each household. Call Barbara @ 407-464-5917

The Basketball hoop committee has not finalized it’s study.
One can park a car in the street. It is a city of Apopka law. However, blocking a sidewalk is bad…not sure if it is a law.
Mark Baker, Lorraine Williams, and Doug Freeman ran for the
office of Vice President. Doug Freeman was elected to be the new member of the
board.
